Spring 2026: Why This Is the Season to Stop Watching and Start Buying on the Costa Blanca

I've been living in Jávea for ten years now. I moved here from Budapest with two small daughters and a suitcase full of hope — and I haven't looked back once. In that decade, I've watched the Costa Blanca property market go through cycles, corrections, and comebacks. And right now, in spring 2026, I want to tell you something with full conviction: the window you've been waiting for is open. But it won't stay open forever.

Let me explain what I'm seeing on the ground.

The numbers don't lie

Coastal property prices across Spain rose by over 12% for holiday homes in 2025 alone. Here on the Costa Blanca North — the stretch that includes Jávea, Moraira, Calpe, Benissa — prices are already sitting between €3,200 and €4,500 per square metre, with forecasts pointing to a further 7–9% growth through 2026. In Jávea specifically, we're now at around €3,900 per square metre on average, and that figure climbs fast once you add sea views or a south-facing plot.

What's driving this? It's not speculation. It's real, structural demand colliding with very limited supply.

What waiting costs you

I hear this often: "We're not in a rush. We'll see how things develop."

I understand the instinct. But the maths are uncomfortable. A property priced at €400,000 today, with 7% annual growth, will cost you roughly €28,000 more in twelve months — before we even factor in that the specific property you want may simply be gone. Costa Blanca North is not a market where you come back in a year and find the same inventory at the same price. You won't.

What's actually available right now

The most sought-after properties in 2026 share a clear profile: they're move-in ready, well-located, light-filled, with outdoor space and ideally sea views. That's what buyers want and what sells fastest. Renovation projects still offer value — particularly if the structure and location are strong — but even these are moving quicker than before.

New builds are in short supply. Many projects in Jávea and the surrounding area sell off-plan before the foundation is poured. If you've been hoping for a brand new villa in a prime location, the time to get in front of those opportunities is now, not when the show home opens.
